Henderson-Webb sucks

Apparently Henderson-Webb didn’t get my rent check until January 6th, because I just got a letter from them telling me I owe them 5% late fee. I mailed my rent on the 2nd (if it doesn’t arrive by the 5th its late), when I’ve paid my rent late I’ve coughed up the late fee without complaint, so fuck them, they’re not getting it this time around.

  1. Hi,
    I have squirrels on the roof and fleas in my appartment. I dont know what to do. It is Henderson Webb property. I was searching the web about pesticides, but it is not my job to deal with pesticides and erradication methods for squrrels.
    I already invest in filters and Raid, but it is not of help.
    Anybody help? Is Henderson Webb responsible? What to do?

I have had a mouse problem for the pat 3 mths now and the dame thing is still there. i can not understand how an apartment complex can go up on the rent every year but never do any thing to improve the apartments. something needs to be done about the rent going up very year because pretty soon we are all going to be in the streets. because how will we make the rent.

  3. You both, I hope, know that Henderson Webb has a website, at http://www.aptrent.com. I’m just a fellow tenant. How will you make the rent? You could try robbing banks, or getting another job. As for the mouse, I’d suggest getting a cat.

I too have complaints about henderson -webb I first lived in an apartment rented on there problem and too had problems with the squirrels and was told I could move and they would waive the mid lease transferr fee ( A TOTAL LIE) then moved in to one there town house which I was told be the rental agent I could not see prior to renting and it was going to be an increase in the monthly rent. paid the mid lease transfer fee move in and the townhouse is too infested wit no only mice but termites and spiders too. All they do is come and spray some solution and paint over holes ( I’m confused does that kill termites I think NOT) and teh y expect me to continue to pay rent. I have an infant baby and will be contacting my lawyers

  5. I live in gateway and had a dead mouse in my wall I have squirrels in the walls and spiders black ants and a leak around my bedroom window that is going into an outlet. I called maintence since my rent goes up due to rising maint cost. The maint person was rude and said that he couldn’t do shit. I am at my wits end and cannot wait until my lease is up.

  6. We moved in a few weeks ago into an apartment infested with roaches. The apartment was filthy. I could go on forever with complaints about the apartment but I just want to let everyone know that they can call the Office of Code Enforcement. Henderson Webb seemed to respond better when Code Enforcement called them. You also have the option to escrow your rent with the court.   7. They did me so wrong..they advised me that I could apply for an apartment, but I had to sign the lease even before approval. Then once the approval came back, I told them that I had changed my mind about leasing an apartment from them. They said that I would be held responsible for the rent until the apartment was rented out to someone else. I was just bewildered at the fact that they could just do that to someone..I contacted the BBB Better Business Bureau and they made them settle the amount owed–because I did in fact signed a lease prior to approval…So, I negotiated from $799 to $140..which I was still upset because I had never lived in their apartment. The truly do suck and I tell everyone I know NOT to ever rent from them. I am in the process now of helping someone to get away from their sorrow asses.

  8. Hey, if anybody has a right to complain about Henderson-Webb there are folks in Harford County who bought condo’s from Henderson-Webb who sold structurally dangerous homes. The discovery period and legal matter cost the mostly retired community who live on fixed-income took 3 years and cost over $1 million. Another 5 years were spent on corrective actions to protect owners and resident from “paramount risk”, and to bring up their property values so they could be sold when the state lowered their property values to the minimum inhabitable value.

  9. Henderson-Webb has screwed us many times. I’m thinking of making a formal complaint.

    On TWO separate occasions my boyfriend dropped off checks at their new Little Patuxent location for The Bluffs at Hawthorn. February’s was late because of an emergency (first time he’s ever been late in almost 2 yrs.). One late fee was expected – fair enough.

    But, they claimed NEITHER of these checks were received, and on top of that SENT BACK the on-time March check, saying they could not accept until February’s was brought in (3rd FREAKIN’ TIME!) So now they’ve added MORE LATE FEES because of their mismanagement (or either they are lining their pockets).

    Plus, my boyfriend has repeatedly experienced what you have — their receiving a payment on time and processing it late and charging the tenant, incorrectly, a late fee.

    This is dead wrong, and I am urging my guy to initiate a formal complaint. But that’s hard to do when you have no way to provide proof.

    Do you still live there? If not, would you be willing to help in this cause? Thanks.

  12. Please, please, to all prospective tenants of Hendersen-Webb. Read the following blog that details the ongoing wrongdoings of Hendersen-Webb against us. They seem to be wrongly siphoning money from tenants through unwarranted late fees. Customer service will refuse you the right to speak to a manager, when they address this issue. They will not solve it, and they will tell you it’s “company policy” that you cannot speak to a manager. But you can write this supposed P.F. Delaney they always mention, by mail, and expect never to get resolution. Then, as you are sorting this out, they will add more fees before you can bat an eye.

  13. Henderson Webb is horrible and we all need to sue them. I am about to receive my taxes back and I plan on paying all my rental arrears. My lights got cut off, 3 days later I received a letter from henderson webb stating that I am violating my lease, and I have to get the lights cut back on immediately. I also planned on paying bge with my taxes. 4 days later i received another letter from P.F. Dulaney saying that I had to vacate the apartment by the 29th of April. thats less than 2 weeks that I was given. I sent a letter in writing saying that I will have my bge back on and when I would and any other info they needed. no one has responded and it’s been 5 days. They are trying to wait until the 29th comes and they are purposely ignoring me so I will have to vacate the apartment. Just as soon as your trying to come up, someones always trying to keep you down. That ole nasty P.F. Dulaney!

  14. Skimming, yes. We audited their books and saw that waterbills were overpaid from our accounts, but the refund wasn’t made back to our accounts. Thousands of dollars in waterbills.

  16. i was behind on my rent and they told me that i would have to pay everything in order to stay in my apartment. I had moved everything out. When they came to house to evict me they saw a bag of needles and assumed that i or someone in my family were junkies My job was talking to them on the phone telling them that i was on my way with my rental payment. They told me boss that we were junkies and that they were evicting me because i was 3 months behind on my rent. Every knows that Henderson-Webb would never let you get that far and to top things off,my daughter is a diabetic. That is where the needles came from.

    About 5 years ago I too was a tenant of Henderson Webb’s apartments on Queensbridge Court. I lived there for three months. I was evicted along with my 2 children 7 and 11 at the time. My eviction was vased on having a small dog which mind you was 14 years old, very sick but was not able to put him to sleep becasue he meant so much to us a family member. We were trying to find a shelter for corgi’s but had difficulty finding one. So being that we violated policy we were slapped with an eveiction notice. But that wasn’t the worst. When i was at work during the day they would illegally entering into my apartment with the childrens babysitter and my kids their. No knocking just a key turning the lock and opening of the door. The babysitter use to call me from work crying stating that they came into the apt. seaching for the dog, which at the time we place him in a sheletr for corgi’s located in Timonium. Having no proof that the pet was no longer there they still evicted me and my children two days before Thanksgiving day of 2003. My children love the school that they were attending became comfortable in living in a wonderful area and it all had to be taken away by a group of heartless, insensitive and ignorant people such as those that represent and work for such a money grubbing compnay. Other tenats in my building had cats,some tenatnts had more than one cat(that’s worst than having a small dog) ferrets, lizards, snakes, etc. Moving on, 3months later they take me to court and sued me for 1 years rent in the amount of $5,000+, stating that I signed a one year least. I lived there from August to November. I was not looking for pity, I moved from NYC with 2 children, divorced and on my own to find myself working (2) jobs for 2 years straight and having to find money to relocate, place them in a new school, moving expenses another down payment and a months rent so my children would not end up in the streets. I became very ill and required surgery which put out of work for a little over a year. I am back on my feet now giving up my second job do to my surgery. I didn’t want any problems with them then and even now I am being harassed by them to pay off my debt because what I have been paying is not enough and interest is building. The only people that can stop this madness are people like us to file a class act suit against them so they may,live up to their maintenance codes, stop illegally evicting familes out into the street and suing them for lose debt. Once I left the apartment 10 days later they turned around and re-leased it to someone else therefore they lost NOTHING!!!!!! These contracts are created to put hard working people into debt. I read some the complaint and that goes to show that this must stop! Now this debt is my credit report and I am paying them $200 every month to pay off this dreaded nightmare of a debt now in the amount $4, 080 This was the first and it was definitly my last of ever renting from an apartment complex ever again. I do not recommend it to anyone seeking a place to live, you will sign you find your self signing away to the devil. There contrcat are more trickier and complexed than the law itself. The managment are uneducated assholes with a degree in greed and embezzelment. I feel each and everyone of you that have a gripe or angered by their actions. For those of you who comment’s was not so sympothetic…..your’e probably screwing one the employees or you are Henderson Webb and if you are FUCK YOU BITCH!

  19. I fulfilled my year’s lease unhappily. I had huge constant bugs and a airconditioner that leaked and ruined my things. When I went to leave after a year they said that I had AUTOMATICALLY signed up for a new lease by not visiting their office at some unspecified time. So I just left and have a huge credit problem now. I hate them.

Do not rent from Henderson-Webb… I lived in Tall Pines Apartments in Glen Burnie, MD from January 1st 2008-December 31st 2008… You can’t be standing outside smoking or just talking to your neighbors because they would say that you loitering… I had a major roach problem and they wouldn’t come out and spray… I had to go to wal-mart and get the spray to do it myself… Parking is a major problem if you come home after 5 PM good luck with finding a parking space… Theres no assign parking or a limit on how many cars you can have… Some people has 4/5 different cars just for 2/3 people… I’ve had many issues living here but now I’m glad I’m out of there… oh and they up your rent every year… Also when you call customer service and ask to speak to management they tell you to write a letter and fax it to management that you can’t speak directly to management… What BS is that? also the washer in the laundry room always leaked and I even fall injuring my knee cap but yet they don’t even care…

  21. You people seriously need to READ your leases before signing them. Almost every complaint I’ve seen on this site is about things that are addressed in all standard leases. Quit bitching because you signed a legal document without reading it first. And dude who created this blog, rent is due the FIRST of every month, just because you have a grace period doesn’t mean you can wait until the middle of the grace period and still expect your rent to arrive on time. Use some common freakin’ sense!

  22. Every time it snows, the weather is very cold so it freezes. They NEVER come to the streets to put salt around to avoid people falling and causing accidents! It’s just ridiculous how they freak out about not getting their money on time and not care about the ice situation. Also I’ve been having some issues w/ the stove and I use it like 24/7 literally! I call them and ask them to come fix it, they come and I don’t know what they do, but it never gets fixed and I keep having the same problem..they need to pay more attention to their customers instead of raising the rent every single year!

  24. I have never paid my rent late. Lets start out there.
    Every time I have called management they were rude.
    We had a squirrel infestation in our walls. I live in an apt in the Paths at Loveton Farms where I pay over $1100 per month. It took 3 calls to get the maintenence department to actually come out…the same maintainence department who I see parked out front of my apartment smoking in their van every morning at 8 am…then when they did come out they cut a big hole in my wall and ghetto-rigged a cage to the wall with duct tape to catch the squirrel. Needless to say, brilliant as this was, the squirrel escaped and was running around my spare bedroom and then escaped again through the hole in the wall. Then it took them 3 weeks to patch the hole in my wall (it was December). The squirrel has since scratched 2 holes through my wall and they tell me there is nothing to be done. The squirrel is still in my walls screaching and scratching.
    Every time I ask for a repair they dont do anything. I have called 5 times in 2 weeks to have my washer repaired.
    Also I have made numerous complaints about screens just falling out of the windows when the tiniest bit of pressure is applied. Again, to no avail.
    The tenants in my building have also had their mail and packages stolen and management told me “why are you telling us this?” like they shouldnt be alerted of the federal offense going on in their community.
    Does anyone know who writes their property insurance? I would love to raise some eyebrows with the hazards that are abundant in all of their buildings…

    I will be happy to make complaints to anyone who might be able to rectify the unscrupulous slumlords that are Henderson Webb

  25. When I lived in Hendersin (sic) Webb’s apt, we had a fire, but we had no insurance. The fire was in the bathroom. When we unloaded the kitchen cupboards (we had one day to move) they were untouched by the fire. A lady in the blg. told me that they had replaced the cupboards when they restored the place. Sure enough, it was listed in the court papers, but there was no picture of damaged cupboards. I am disabled and unable to pay them at this time. I’d rather owe it to them than cheat them out of it.

  26. henderson webb is currently in the process of d!cking me over. in the first month that i moved in, my dishwasher was broken(never worked till maintenance finally came), bathroom sink valve and knob were broken, bathroom shower valve and knob were broken and bees were coming in through my bedroom window. as the year went on it got worse, the stairwell lights were off for an hour of darkness in the morning and hour of darkenss at night till i called in enough times and eventually claimed that i would unhook the coaxial cable and solder in my own timer circuit board on the control board in the laundry room…then they turned on. this entire summer i had NO AIR CONDITIONING. ever lay awake at 2am in a puddle of your own sweat, not fun. i called in august and told them (over 3 months from end of my lease) that i would not be renewing. they said they’d put a note in the system and just put it in writing whenever i got the chance….i put it in writing with still over 30 days in advance(hadta make sure i had a place to move to first). henwebb sent me a letter claiming i owe them my final month’s rent PLUS 2 additional months rent for breaking my lease(yeah, the one i told them i didnt want to renew). i told them they can go to h3ll and i’m filing a complaint with the attorney general and better business bureau(plus as many online places like this as i can) and that if they want my last month’s rent they’ll let me out of my lease, otherwise they’re not getting a single extra cent from me. f emm.

  27. In response to the person who had a leak where the water was coming in near an outlet, I would suggest calling the fire dept to come and inspect that as a possible fire hazard. Our hendersen webb apt had lights flickering and it wasn’t the lamps. Of course HenWebb is not savvy enough to realize that if there were a fire, their interests would be compromised, and they didn’t respond in a timely fashion. We called the fire dept’s non emergency number and they quickly investigated it and made hendersen webb do what they rarely do- what is right.

  28. I am currently living in an apartment with an upstairs neighbor with a barking dog….

    In the lease it STRICTLY forbids people from having a dog. The rental office has already been notified… They refuse to do nothing……

    What are my options at this point.

  29. I’ve lived in Hendersen Webb four (4) years. It’s been very pleasant to live here. I had minor problems like the dish washer not coming on or a loose toilet seat. Maintanence always came out the next business day. I must say Hubby and I love living here and have no problems. I admit I don’t like I idea of the bathroom being yellow but I’ve learned to find nice colors to dress it up, make it look like a palace for a queen and king and it really looks nice. The apartment is not really updated however, we have met the apartment right where ur is. I love being a resident here and we have plenty space. Our home is lovely. We are a young loving married couple and loving it!!!!
